How Does TK Takeover Work?
TK Living Designs provides a “One Stop Shop” package where not only are you getting a personalized design but TK will provide the materials, experienced cabinet designer, & a licensed contractor so it makes it seamless for the client. We know most people have never experienced a remodel before & ensure you our highly experienced team will walk you through each step. We want the process to be as seamless & exciting as the completed renovation. We will handle everything from beginning to end & you will have one contact: TK Living.
The first meeting is by appointment at Trish’s office, generally takes 1 hour, & free of charge. You will be meeting the designer herself! Together we will review photos of the project (phone photos are perfect), rough drawings, rough measurements & magazine photographs collected. This meeting will leave you EXCITED for your new space!
In the 2nd meeting, you will have the opportunity to meet with TK’s senior kitchen designer & contractor with the designer Trish. This in home appointment is a non refundable $50 fee. This consultation is extremely important because not only do you get to meet the design duo but our team will take exact measurements of your space so everything fits perfectly in your personalized design. You will get a sneak peek of TK’s visualization for your home specifically with both designers.
With this meeting, you will receive a Scope of Work after your in home meeting. This will be a Preliminary Pricing Proposal of what your project will entail in each category in detail. Once you agree to the scope of work, you will be given a “ball park” estimate of what your entire project package will be. If you are satisfied with the “ball park” estimate, we move to the design phase.
The next step is obviously our favorite part of the process: Design! Because we put our entire hearts into our personalized designs, we begin with an initial design fee of $300. This design fee will include the ultimate TK Takeover package including: Meeting TK’s licensed contractor, a TK Living folder including a scope of work & 3D rendering of your space, & your estimated total price for the entire TK Takeover. Our duo presents everything at an in home or virtual presentation (your preference) at your convenience.
Kitchen Cabinet Design By: Evonne Estrada
This is our client’s favorite stage! You personally get to see & shop for the actual materials in the showroom with Trish . You will be purchasing cabinetry, countertop, tile, & special order design items at this time. Trish will be with you the entire way, giving you reassurance that your designer is literally by your side. We know these are big decisions & Trish will make this stage seamless with no stress. If you prefer to sit back & let Trish do the shopping, no stress. You can sit back and wait for the Design Detail Date.
At this Design Detail Date, we will present options of 3D renderings, floor plans & elevations of the design. The client will now see the new space coming alive & visualize! In the design review we solicit feedback on the design, door styles, wood species, style & functionality of the design. Detailed information during this meeting will be used in order to fulfill the design of your dreams.
Final Design Proposal
Once the desired design is completed & approved we will prepare the final pricing & specification. The final layout and elevation drawings, cabinetry specifications & final pricing are reviewed & signed off, enabling the cabinetry to begin the Delivery Stage.
Delivery Stage
When you are ready to place your order, a 50% remaining balance deposit on entire project including designer fees & a signed contract is required in order to get the cabinetry into the Installation Process.
Final Payment and Delivery
The Kitchen Designer will coordinate shipping and site delivery. The remaining balance of the entire project is due at the end of project completion. The Kitchen Designer or contractor will be on site (local deliveries only) to ensure all cabinetry arrived perfect, provide installation documentation, & help with any questions during the installation.
Get ready for the TK Takeover and magic to happen! Once all materials have arrived & Pre Con (check of all materials are in your home) has been complete, demolition will begin & your project will be on it’s way! You will receive a calendar with an anticipated timeline of your estimated start & completion date so any arrangements can be made ahead of time. During this time, you will have the contractors contact information, designer’s contact information, & cabinet designers contact information for any specific questions for each individual throughout the project. There will be 3 mandatory set dates for meet up to ensure seamless installation: Pre Con (Beginning of project), Mid Point (Midway point of project), and Final Walk (End of Project).
